Some villages, particularly in the outer edges of the community, require a short car drive to reach the main amenities. This is not necessarily a negative. These villages tend to be quieter, more private, and more affordable. The tradeoff is that you will rely on your car for some trips. Most residents find that a mix of golf cart and car travel works perfectly fine.

One of the most important factors in choosing a village is the community vibe. Some villages are social hubs with active clubs, regular neighborhood events, and common areas where residents gather. Others are quieter, with larger lots, more privacy, and a slower pace. Neither is better. It depends on what you want from your retirement.

The downside is that new construction often comes with higher CDD assessments to pay for the infrastructure bonds, and you may wait 6 to 12 months for your home to be built.
Resale homes in established villages like Glenview, Pine Hills, and Middleton offer immediate occupancy and mature landscaping. You can see exactly what you are getting, walk through the neighborhood, and talk to current residents about their experience. Established villages often have lower or zero CDD assessments because the bonds have been paid off. The tradeoff is that older homes may need updates to kitchens, bathrooms, flooring, or major systems. A 15-year-old home may need a new roof or AC unit in the next five years, and you should factor that into your budget.
My advice: do not rush into either decision. Visit both new and established villages. See the model homes in a new development, and also walk through a few resale properties. Compare the total cost of ownership, including the purchase price, CDD assessment, and expected maintenance. And always get a thorough home inspection on any resale property.

- Attend a club meeting. Visit one of the recreation centers and sit in on a club meeting.
